If there is one thing the dog days of summer have many of us longing for, it’s the heightened sensory experience that only a day on the water can provide—be it salty or sweet! Whether you want to wake up to the gentle lullaby of waves caressing the shore, cast a line into a hidden woodland stream, skate on a frozen pond each winter, or simply watch the early morning crew boats race by while you enjoy your coffee, Greenwich has it all.

Waterfront Defined

Many consider the epitome of luxury to be living nestled on or near the tranquil embrace of water. The idea of waterfront typically conjures ideas of a cooling breeze, crashing waves, and the tightness of salt water drying on your skin (maybe also the memory of the salty taste when you couldn’t resist licking your arm as a kid!). From wide sandy beaches to sailboats bobbing in our harbors, Greenwich has countless opportunities to experience the Long Island Sound and vast Atlantic Ocean beyond.

But here, our waterfront stretches beyond 32 miles of saltwater coastline, as we traverse the rivers, creeks, ponds and lakes tucked into our varied landscape. With a slew of inland bodies of freshwater, not to mention the mighty Mianus River, you can prioritize your lifestyle and aquatic pastime of choice: paddleboarding, waterskiing, kayaking, sailing, fishing (even ice fishing!). Above all, the goal in finding any home (on the water or not) is securing a property that enables you to create cherished memories with loved ones.

 

One if by land; Two (times the cost?) if by sea

Incomparable natural beauty, myriad recreational activities, and in many cases great potential investment returns, lend to the persistent desirability of waterfront properties. With these benefits come distinct concerns and responsibilities, chief among them:

-Unique environmental regulations
-Special zoning limitations
-Additional property maintenance
-Flood risks
-Increased insurance costs

When deciding to live on the water, it is critical to make a fully informed decision based on your lifestyle, budget, and risk tolerance. Housing can take a beating by the water, particularly on the Sound where the salt air hastens erosion, and building a new home on (or very close) to the coast, or even the riverbank, requires a true expert. Intimate knowledge of building codes, setbacks, moisture and mold resistant materials, and most significantly of FEMA flood zones and the accompanying BHE (Base Height Elevation—call me, I’ll explain!) requirements are essential!

Storms and the general day-to-day effects of salt air can be punishing. If you wish to complete your new home or maintain your existing home with minimal aggravation it pays to work with a team who knows the landscape (literally and figuratively).

And let’s not ignore the elephant in the marina…the price of entry. It is universally understood that no one is making any more coastline. Therefore, if scarcity value is a significant factor in driving up the purchase price of homes, our most desirable waterfront locations continue to appreciate significantly. Keep in mind, what costs a premium to buy typically has the benefit of selling at premium, making it a worthwhile investment. If you’ve seen JAWS once too often…

Perhaps you’d prefer something chlorinated where you might be trying to outrun Katie Ledecky, and not Moby Dick? You are in luck. Greenwich is also home to a variety of sports clubs, condo associations, and private residences with their own water view—their POOL!

While having a pool in your otherwise landlocked yard may be a far cry from life on the ocean, it is certainly an option for those looking to have access to water without the risks associated with changing tides or temperamental Nor’easters. That said, pools of course come with their own list of considerations:

-Regular Maintenance
-Utility costs
-Additional insurance
-How many new “best friends” will surface once the pool is open each year!
